Sproat Lake is one of the greatest natural treasures on Vancouver Island and a place renowned for its natural beauty. The 21 degree summer water helps make Sproat Lake an unmatched recreational paradise. Sproat Lake has 4 arms: Stirling Arm; Klehkoot Arm; Two Rivers Arm; and Taylor Arm. Each Arm is unique. Stirling Arm is inhabited on one shore and largely uninhabited on the other, which enjoys Fossli Provincial Park. Kleehkoot Arm is the most bustling arm on Sproat Lake and features the Sproat Lake Provincial Park. Two Rivers Arm is accessible only by unpaved road and its well sheltered shores remain sparsely inhabited. Taylor Arm is by far the longest arm on Sproat Lake and its marginally colder waters are home to Taylor Arm Provincial Park.

It is almost like Sproat Lake was created to offer us endless entertainment. Popular past times on the lake include water skiing, boating hiking, camping and nature watching. Sproat Lake is the premier warm water lake for real estate on Vancouver Island. The Sproat Lake area enjoys both waterfront homes and properties, and non-waterfront homes and land. The waterfront real estate is a distinct real estate market from the off-water properties.
Waterfront real estate on Sproat Lake includes: single family homes; house and townhouse developments with shared beaches and docks; freehold land; bare land strata; and recreational RV lots. For the year 2020 the median sale price for waterfront homes on Sproat Lake was $1,285,000 while the median sale price for non waterfront houses was $372,500.
Freehold bare land for sale on Sproat Lake is exceedingly rare. Therefore, most waterfront sales are in the form of beautiful lakefront estates or older homes from the mid 20th century which are often purchased to be renovated or torn down and rebuilt.

Just off Highway #4, located on the north shore of the lake, you will find Sproat Lake Provincial Park, which features a large upper and lower campground, boat launch, and day-use areas. Enjoy short trails and beach access throughout the day-use park, as well as picnic areas. Most notably, if you follow the main trail to the east way of the park, you will eventually come to a small dock settled in front of the prehistoric petroglyphs known as K’ak’awin. Although time and erosion are slowly fading this unique display of history, they are a must-see while you visit. Along the central point of the park's beach, you will likely be able to catch a glimpse of the iconic Hawaii Mars – Coulson Flying Tanker at its home base.
Further down Highway #4 you will find Taylor Arm Provincial Park, this largely wooded 79-hectare park features three group camping sites and access to some of the most beautiful crystal-clear swimming areas on the lake. This park is a favorite of many, the perfect spot to enjoy a picnic and swim with friends or family while taking in breathtaking lake and mountain views.
Fossli Provincial Park is located on the south side of Stirling Arm of Sproat Lake accessible by way of ash main logging road. Fossli features a short 30-minute hike through lush forest, a suspension bridge, and views of several waterfalls from St. Andrews Creek. The park's trail branches off, with smaller sections to explore before reaching a grassy rest area and quaint stone-lined beach. Fossli Park was donated to the province as parkland by Helen and Armour Ford, Helen had inherited the property from her Father. The area had been named Fossli after a village in Norway - fossil or fosseli is a Norwegian word meaning “waterfall in the valley”. This scenic park is a great spot for your next hike.
A favourite spot of many Port Alberni locals, this cozy pub is the best spot to grab a bite after a day of enjoying the lake. The fish and duck pub has a great food and beverage menu and of course an amazing patio overlooking the lake. If you are looking for the ultimate lake experience, the Fish and Duck Marian has a fleet of houseboats available for rent. Rent a houseboat with your family or friends and take a cruise to explore Sproat Lake. Ideal for large groups these houseboats provide sleeping accommodations for up to 12-15 people.
